Why would she buy an apartment in NYC when she wouldn’t move there when married to Theroux? And WHEN they break up, what apartment does he get?

Theroux was worth about 25 million when he met Jen. Nothing compared to Jen’s worth but still it’s a lot.
That is a ridiculous number, and not true. He only stopped living like a relative hobo when he met her. She gave him a ducati, renovated his apartments etc.
He comes from a well to do family and probably made a lot of money on writing Iron Man 2 and Tropical Thunder.
