This one is so cute but it’s only got 2 bedrooms on the 2nd floor (and nursery on the first… huh?) Anyways - what is up with all these N Arlington homes with only 2 beds upstairs? Are they renovating the bedrooms to add WIC and en suite bathrooms and removing a small original 3rd bedroom or is this normal? This is the 3rd or 4th otherwise nice house to list in that area with the same issue. It’s a non starter for most families with young kids.

Went for $173K over for $1.598 (basically $1.6). I find that crazy but what do I know.

Doesn't surprise me -- I sold a house in Falls Church earlier this year and it went for 120k over asking (and we had an offer higher than that that we didn't take). Desirable locations are going way over list. Does this mean realtors are underpricing? Maybe. It's a true seller's market in the right spots, though, and I think even with what is arguably the "right" list price, stuff can still bid way up.

I think realtors are underpricing as well. One just went $238K over in Dominion Hills for a 1600 square feet 3/2 house. That’s crazy for Dominion Hills.

Stuff like this makes me want to see if we could actually sell our starter home for a good price. We way overpaid a couple of years ago and it’s got some serious issues… but then I see stuff like this and I’m like maybe we’re overthinking it??

PP here. FWIW, the home we sold was what you might think of as a "starter home." The starter home thing was actually helpful for us -- it was a nice enough house, in a highly desirable location, at what was, in context for the school pyramid, a very affordable price. More affordable than the McMansions in the area. If you want to sell, it wouldn't hurt to talk to a good agent.

Thanks!!

Maybe they had a cash offer. Maybe they liked that the closing was in 1 month from the listing date. It sold for 97.95% of the asking price, not too shabby. I'm not sure I believe how much those "Redfin Estimates" anyway, but that's me.

PP here. Makes sense. We would have escalated by a lot more but didn’t see the listing in time. Whoever bought this got a steal, good for them.

This one has much more space for the price

When they stage the house with cool grays it makes those floors turn nuclear orange. Really poor color choice for the staging.
