We've definitely seen this happened with houses we've been waiting for, so some sellers are taking these offers just to avoid the hassle. But your offer needs to be significantly over list, I imagine.

You most certainly can talk to seller, come to price and then have buyer write up offer. I fact my last house I sold buyer was back and forth so rather than deal with BS he emailed me, then called and talked and we got offer right first time.

Buyer agents can’t read minds

Yes, there are certain rules for Coming Soon listings for the agent to abide by. It wouldn't be an issue for a potential buyer to approach the owners.

What exactly is the point of a coming soon sign to seller?

My idiot neighbor got screwed by one. His realtor put one up. 15 minutes later doorbell rings his neighbors daughter is living in apt is pregnant and both her and husband works and she wants a house next to hers to watch kids.

He got full ask. Zero concessions and based on comp great offer as she really wanted house.

Realtor got full commission. He was pissed.

His neighbor actually didn’t even notice he had a realtor at first as saw sign rang bell.

I put my own coming soon sign when I sold. I got three offers first week. Literally folks rang bell mainly neighbors. I turned them down. But I had a price idea pre listing and if one good I saved fee.
