Look at Clarksburg. Lots of new development for a lower cost. The commute still sucks but slightly better than Frederick. Also very diverse.

Would not do Frederick if you are a single mother of a minority child. It’s fine if you are married. Frederick used to be called Fredneck as a PP remembered but it will be hard to break into social circles of you are a single mother who’s never been married and a minority. It’s fine if you are divorced or widowed or the spouse of military.

But no, Urbana schools are not rated very high. I think their top ranking school is ranked lower than Sherwood HS in MoCo. Not bashing Sherwood, but it's a middling school, and the top Urbana school is ranked lower.

Frederick has come a long way from Fredneck days, but I don't think I'd live there if I was AA, I hate to say it. It's still too close to rural Maryland.
Also , while the city itself is walkable, where this is is not remotely close to anything to walk to - you'd have to be much further east to get anything that was walkable.
FRederick has a MARC train stop, but it's way on the other side of Frederick. So in sum, no. This is a cute house but not for you.

I know someone who lives there and commutes to DC because her partner's job is in Frederick. She's been doing it for a year or so and has held up, though getting as much telework as possible was key to that (I believe she now only goes into the office 2x/week). No kids, which probably helps. If you're willing to be on the road by 5am, it's under an hour and a half, or you can take MARC. They like Frederick a lot, but they're now planning to move closer anyway.
In short, I think it's an OK short term move, but pretty tough to pull off long term.
