I had a very good real estate opportunity to live across the street from an elementary school. Having worked in schools myself and manning the pick up and drop off line, I was immediately turned off, especially since it was an older school building that lacked a parking lot. I would say, expect parents to be parked around up to 45 minutes before pick up and then don't expect to get off your street for about thirty minutes afterwards. I don't think most people are trying to leave home at 3pm? But I can imagine trying to get out of your driveway on the way to work in the morning would be a horrid way to start the day!! More modern schools in suburban/rural areas usuay have large parking lots and a designated drive through for picking up/dropping off and I can imagine that it would be much easier to live across the street from a school like that. I would check out what side of the building that pick up and drop off takes place and hang around (like a creep, jk) during pick up and drop off to analyze the traffic.

Love it! But the school is public and almost all walkers, so none of the crazy car commuter rudeness others describe.

We moved to a townhouse community just across from an elementary school. I love that we can leave our house 5 minutes before the bell. We gave our kids no commute gift. So worth it.

I read this question and before looking at the link for some reason George Mason Elementary popped in my head. I would love to live there. Having grown up in the area it is a great neighborhood and street. Depending on how long you plan on living there and when your kids go to school they will be modernizing, current plans are to start plans in 2023 with construction done in 2027. That could mean your kids get bussed to a overflow building for one to two years.

We live next to an elementary school and we really love it. Yes, there are traffic annoyances at drop off pick up and a few evenings a year.
But mostly we love being close to the playground and basketball hoops.
When kids were younger, they attended the elementary school and it was awesome - everyone wanted to come over, easy playdates and no driving to back to school nights.
Now that kids in high school, we just use the grounds and still enjoy a nice area to walk our dog.
Its really a nice community feel but you have to embrace especially during annoying traffic days.
And I do let my good friends park in my driveway for crowded events.
But mostly we love being close to the playground and basketball hoops.

And keep in mind that it's not just pick up and drop off times - there are always going to be after school events. When they have school-wide after school events, there will be a TON of cars on your street. And yes, someone will block part of your driveway.
Really? Why wouldn't you at some point just get a cone and put "no blocking the drive" sign on it?
At our school the parents would just stop in the road in front of the sign. It's madness.

At our ES the carline is nuts and people use the surrounding streets to try to cut part of the carline. Also people just park on those streets to let their kids out of the car as “walkers.” So it just depends on how pickup/drop off works. I’d definitely observe those first.
