I too am near enough to walk to a station but far enough away to not be on top of it for noise, traffic problems. I think it will have a very nice impact on my property value.

Not only that, there is already the J-2 bus serving the route, though it takes 45 minutes compared to 15 minutes on the Purple Line. I doubt that stops determined criminals though.
