I call and text them anytime. If I can't sleep, they can't sleep.

When we bought our house more than 15 years ago, our agent, who was selling our former home and helping us buy the new one, sometime called us at 10 pm and was even over at our house that late, during negotiations with the potential buyer. I just figured that that was normal when offers were being presented.

ok tell me for a 700k townhome in a community with 10+ recent comps, how can you sell for 15k+ more to compensate redfin's low commission?
if i go with redfin, i could list the home at 710K and it would be sold instantly
if i go with regular agent, i'd have to list it for 15k more at 725k, and that price would just sit on the market
This doesn't make any sense.
It would sit at 710 too, since you said it's a 700K house with 10+ recent comps.
What's more likely to happen is Redfin would price you at $675 and the full-service agent would get you the 710 for the house.

I am a real estate agent who is in the 20% (maybe less) of agents who do 80% of the business. If posters work with bad agents who don't respond to contacts or who don't work during the day, it is because they made a bad choice to hire that agent. I work for a company that doesn't have those slackers, but I am forced to work with them often on the one transaction they will have that year. I can understand the public's frustration with that type of agent, because I am equally frustrated with them. The only thing worse is the DCUM type woman who first fails at MLM and then tries real estate "because I love to look at houses."

One of my neighbors covered a big real estate conference a few weeks ago for her online news service. We noticed a Redfin listing in our neighborhood and she was surprised. The Redfin CEO spoke at the conference and said his company exists to sell ads on its site not to sell real estate. I use Redfin to look at real estate porn and everyone I know uses it to look for houses. My friend said the CEO made the point that they can deeply discount because ad revenue covers the delta. They also pay their agents a small salary, health insurance, and bonuses depending on their level of work. I think it is an interesting concept.
i think redfin would work well for selling apartments and townhomes where every unit is priced similarly in the same community
if all one bedrooms in the same building were sold for 400k, is there any reason you wont go with redfin's 3.5% commission to sell your 1 bedroom at 400k too?

We were looking at 1mil dollar properties. I never called my agent that late but I would text/email and he always responded right away. He also called US as late as 11pm when we were waiting on hearing back on offers. Real estate agents who work in hot markets/sell very expensive houses do this.
