Gas- 120 Serious? This is really big. What kind of rental are you in? SFH?
Comments above in bold. You still have 1834 in income that is not accounted for. Your budget isn't accurate, because if it was you'd have a 38% surplus every month. You need to provide more info.
She said gas was gasoline for her car, not gas in her apartment.

Cell phone- 140 (w/AT&T) WTF is wrong with you, get Project Fi and you'll pay like half that

Gas- 120 Serious? This is really big. What kind of rental are you in? SFH?
Groceries- 200 Impressive, but makes me think there is a missing line item for eating out.
Grooming- 110 (brows, nails, feet) Dumb. Stop this.
Debt
No car and credit card debt YES congrats!
loans- about $35000k undergrad, no grad debt Not bad for DC, congrats!

She works in tysons
She lives in Sterling
They live in PG county
No flipping way. Commute is too much. OP if you do that, best to also bank the grooming and brunch / entertainment because you'll never see anyone.
But I also think $1700 per month is high to live in sterling.

I'm definitely looking at roomies, for an easier commute (work in Sterling). My parents live in Prince George's Co, but idk if that's a commute I could handle.
