Op, state this at the outset instead of spring it on them. In fact, given your cleaning woes and HHI, I would charge a minimum of cleaning fee + utilities. Still a deal for your friends!

If its far,away, the reasonable thing to do is ask they put all dirty dishes in the dishwasher (and turn on) and take all garbage from every room outside when they leave. And take off all sheets, leave in laundry room, and put new sheets on the beds. That's our beach house tradition. That way, it's ready for the next people. No trash no dirty dishes and clean sheets.


What about the showers and toilets? How do they get clean?

May I ask how big it is and if it's a condo? I'm not sure that's the same thing as an actual beach front house with 4-5 bedrooms and 3-4 full baths.

I don't think it is tacky at all. I would find it tacky that they wouldn't offer to pay in the first place.

Not just fine, but as a friend I would actually be relieved not to have to worry that I wasn't cleaning it to your standards. (I stress about this when in rental houses). Totally OK!

It is a lot to wash linens from 3-4 bedroom and towels and vacuum and wipe down 2-3 bathrooms week after week. It gets old fast especially when you are trying to enjoy yourself too. Imagine 1-2 families staying at your home for a long weekend or week every other week for 3 months. And changing the guests every week or so. Are you sick of cleaning those bedrooms and bathrooms yet?

Of course it is fine. My friends have a beach house we use without them and I insist they charge us the going weekly rate minus the company management fee. The definitely charge us less than that, but we always pay a few thousand. It is so much cheaper than renting a beach house.

BUT - I would have them take off the sheets and run a load or two before they leave and remake the beds if possible, wipe down their bathroom vacuum the rooms they used. My friend has a house in the 4x4 section and we paid for cleaning+linen service every time we use his house.

And we also sent him a thank you gift for letting us use his property.

Only tacky if the OP invites the guests. If not, they should pay for cleaning.
