Although I'm not sure why Herndon HS is being avoided. It pulls kids from good north Reston neighborhoods.

Not sure what you mean by "good" neighborhoods.

sorry, I shouldn't have used that word. But North Reston is full of Middle to UMC families, most of whom happily send their children to Herndon HS. I lived there for many years and the teens I met that attended school there were great kids.

What exactly is wrong with any of those areas? They feed to good schools and have a good sense of community.

Anonymous wrote:Go western part of the county: oak hill, Floris, lees corner, Crossfield, etc/ Carson Franklin, or Rocky Run/ Chantilly or Oakton. You can do 400k, but probably a townhouse. Definitely most affordable top tier schools in the county. Commute to Tysons under a half hour (I do it) but you need to be willing to go/ pay for the toll road. Second place on good schools/ affordable house would be Burke Don't know the schools as well.

Yup. I won't say it's a hidden gem out there because it's hardly a gem, but the schools are generally solid and the commute is not ridiculous. Still doesn't get on folks' radar as much. A safe choice.

Because no one speaks highly of it here.

Less than 20 minutes to Tyson's in that budget is going to be very difficult. I think you.'re just going to have to accept that as your trade off.

I can't speak for Herndon but you obviously don't know what you are talking about regarding Burke or West Springfield.

Agreed. Both are consistently sought after.

The market would also support that buyers agree that they are desirable areas.

So is Herndon (with toll road access and metro access down the road) if you are looking 20151, maybe 20171 (Franklin Farm and nearby neighborhoods) and not Herndon High pyramid. You ask for relatively affordable housing with great school, the choices are very limited-- and Langley won't happen.

If you want a home in the $400s, you can find a town home in the Oakton High School zone for that. It will probably be more like 30 minutes to Tysons, though. We live in the Mosby Woods Elementary zone and the THs in our community are going for $450-$500, but if you go a tad further away from the Vienna metro, the prices go down and you are, I believe, still in the same school zone.

If one thing is clear on DCUM, it's that the Pimmit Hills people will go after everyone, Burke and West Springfield are no exceptions.
