Agree. There are even comparably nice houses on that little street. The abandoned one next door isn't one of them, however.

^^At that price the sellers would be taking a $180k hit, not including transaction costs, considering they paid $1.43 million for the house in 2013. They'd have to be pretty desperate to sell that low; might be better off renting it out.

My guess is it'll sell for between $1.4 million and $1.43 million -- but it may sit for a while.

$1.25M sounds right. It's arguably something of a bargain for the house itself but high for the situation. So on balance, 1.2 would make sense. Comes down to how much the owner wants to sell.

Looked at it,. It's a beautifully constructed home in a very desirable neighborhood. A big part of the problem is the lot. The house is wedged into a tight cul de sac, probably just a tad too big for the space. On one side is an abandoned little bungalow that is about to fall down. On the other side is a nice house but situated in such a way that it basically appears to sit partly in the front yard of the house for sale. It would be much more desirable if the price were to come down.

Looks like it's still on the market (though no further price reduction after the one major chop)!

Something must be up. I would love to know what the story behind this slow sale is......

Looks like past owners had trouble selling it, too. (If you look at the sales history on Redfin.)

^^ I suspect they could do much better than that, PP. It sold for $1.43 million in 2013. My guess is it'll sell for right around that, eventually.

They should drop it to 1.275.
