Op here- we had no idea what she meant by that. It came completely out of no where. Her husband had been here about a week prior, fixing our water tank so he was able to see that literally nothing was going on in the house. No damage, no pets, nothing. She's literally just crazy to be honest.


I am curious about how you get "crazy" from a property owner wanting to inspect her property? Do you not get that she owns it and you rent it? Yes she needs to give you the legally required notice, but it is far from crazy for her to want to inspect her own property.

It is possible that someone complained about the dog. Ask for a copy of the bylaws. HOA often are stricter with tenants, BTW. Maybe not in the by-laws but in practice.

Op here- thank you for this advice, I will definitely ask her for a copy of that.

I'm also pretty sure it was our neighbors next door that probably complained as we had to make multiple noise complaints about them over the last month and a half so I'm pretty sure this is them trying to retaliate.

I wouldn't respond until normal business hours, and then only in an email or phone call.

This isn't a friend texting you. The landlord needs to conduct business during business hours.

OP Here- I do check email daily as it comes straight to my iPhone. Also, that's what I thought too- that there would have been a warning first and not just "oh here's a fine".

OP here: Well I already replied to her telling her how it was my boyfriends dog but that she was 1) not tied up outside/at all and 2) certainly wasn't barking all day outside. She left it with telling me that she was going to contact the homeowners association on Monday and would be in touch. I really hope she doesn't think I am going to pay a "fine" for something that just isn't true at all. I've lived here for 3 years now and she's such a pain to deal with so I'm sure it's going to turn into a huge issue but I'm hoping not.

OP Here: Clearly someone lied because his dog has literally NEVER been tied up outside, ever. Also, the second she barks, he goes outside to make her stop and she has never barked for more then 1-2 minutes tops. I'm extremely pissed about this issue too as she mentioned getting a "fine" and I'm assuming she's going to expect me to pay for it. Wouldn't there have been some sort of a warning, etc. if this really was the case and there was a "barking issue"? I wasn't aware that they can just "fine" you for something without warning you, etc. Either way, what they are claiming isn't true at all so I'll definitely be fighting that.

Actually it sounds like OP is at fault here. Letting a dog bark outside for 2 minutes repeatedly is really annoying and might violate the HOA. Being in a truck in a dog box vs tied up doesn't really make a difference. Also, based on OP's general spoiledness I am getting that the barking was actually more like 5-10 mins, not 1-2.

Ask for a copy of the HOA bylaws. I am an owner in a HOA community, and our bylaws state that any renters will abide by the HOA rules. This way, in the future, you can know what is allowed and what is not. True or not true.

I don't see how one form of silent communication is any more or less professional than another silent form of communication. I wouldn't call at odd hours but on my phone, text or email require pushing a different icon to read and that is it.

I think you are getting too worked up about texting at 11. I am not a landlord but I often text friends without regard to time; I text because it's less intrusive than calling. They see the message when they look at their phone on their own time.

As for the dog issue - I don't think it's your landlord that's the problem. I think you have an asshole neighbor that complained about it to her.
