Why does this home feel so small and crammed together? Very odd decisions in building this one. For that price you can buy a new home with a much more open and practical layout.

These homes would be much better, love the 3 car garage on this one

Anywhere off Hunter Mill road would be good. This one is a fit. http://www.zillow.com/homedetails/10601-Little-Run-Farm-Ct-Vienna-VA-22182/51723639_zpid/

Or Great Falls, Vienna is more of a 1.3 million price point and not as highly regarded

Agree; also, what about Oakton?

Oakton is 1.2-1.3 million area

Great Falls definitely does, especially if you're in a neighborhood close to one of the creeks. Lots of protected parkland.

I'd look at Vienna for everything you listed. Trails, great schools, athletics, Whole Foods, tons of ethnic restaurants, friendly family centered community. You could get a fantastic new home with a good size lot for your price range, even less actually.

You could find nice homes in Reston/Herndon itself and get the grocery stores and trails, etc, but the schools are more spotty.

You're definitely in budget for Mclean, but the house might not be new, there isn't a Whole Foods or Trader Joes nearby, I can't think of any trails, the schools are great, the commute to Reston would be a little longer.

Great Falls is not going to be close to WF or Trader Joes either or trails. You will have a lot more of your own land there if you want a very large lot.

Vienna definitely fits the bill.

McLean or Great Falls

neighborhood with friendly people (relatively friendly)
nice grocery stores like whole foods, trader joes, etc
good school curriculums with good after school programs
good sports like gymnastics, soccer, tennis, fitness club
nice restaurants with ethnic cuisine
running trails / biking trails

budget of house:
up to 2mm for a 5 bedroom house
tiny yard with space for a small garden
house must be on cul de sac or non busy rd

Am willing to consider Loundon, fairfax and arlington however commute is from Reston so no more than 30-45 min commute.
I have been to a lot of areas but am really undecided on nieghborhood / school pyramid area.
thanks for your thoughts
