But there isn't a separate family room in this house or at least on the first floor, which makes a huge difference.

I thought a giant mushroom sounded nice, but then I heard "dog shower" and "second washer and dryer" and "most of living space would be in the basement" and this just sounds like a big mistake.

We have a smallish McMansion/Center Hall Colonial and have a small formal living room to the side our front door. It only seats 4-5 people. We wish it were a little bit larger. However, for the amount of use it gets, its perfectly sized. It is very rare that more than 4 adults are trying to sit in it considering we have a larger family room in the back, and most parties center around the kitchen. I wish our mud room was larger. Maybe you could keep it large but add some storage and pantry space? 2nd fridge?

I'd kill for a giant mudroom!!! I couldn't find a mudroom in ANY house I toured in my area (FFX). They're a newer thing and even the early 2000s houses here didn't have them. Instead we got a walk through laundry to the garage. We spruced it up a lot though. It has a sink, solid surface counters and great cabinets. But I'd still like the mudroom!

I'd skip it, it doesn't seem worth the space you would lose. Perhaps consider an additional bathroom in the basement if you don't already have?

I am admittedly not a dog owner, but this would detract from value for me. Especially if the house without basement is only 3000 SF.

One set of w/d is plenty, I imagine two sets is twice the work. You aren't going to do an entire load of dish towels. And what the heck is a dog shower?? I have never had a dog but just assumed they got hosed down in the back yard. I would definitely prefer a bigger living space. Basements are find for kids hanging out but I wouldn't want to go to someone's house for an adult gathering and be lead to the basement unless it's a Super Bowl party or the like.

I'd stick to a small mud room with that division of square feet. Most buyers aren't going to consider attic and basement as real living space.
