Yes, of course. They just need to well behaved, house broken and crate trained.

We rented a place for several years to a tenant who had a dog. The dog never caused any problems or did any damage that we could see. It ended up being helpful in that our willingness to accept a small pet gave our place an edge in finding a tenant. People have a hard time finding a place that takes pets, so they might be willing to pay more and/or rent your place instead of someone else's. That being said, I have to admit I might be wary of a large dog or a new puppy.

Ive had dogs for 20 years ranging from small (pom- 10lbs) to medium (shepherds- 40lbs). They have sizeable claws, even with trimming. We have brazilian hardwood floors, and the scratches we have come from people's chairs and random other human issues. Not one from them.

We have grass in our yard with 20 years of cat and dog poo and pee and our grass never died. I dont fertilize my lawn. I guess I dont need to! We scoop up periodically, but most of it just gets washed away or dries up.

So, just as a reference point. No damage from our pets to our house or yard.

We DO have stained wood floors in the living room from a previous owner who clearly had a pet with accidents on the carpet that soaked through. I'd say the carpeted area is the biggest concern. If I was a landlord I would not consider carpet ever. They are inherently gross. They can be made to look clean when they arent. I'd go for that parquet flooring they have in apartments- almost indestructible!

Not the op, but I had a foster chihuahua mix do the same. Separation anxiety is a nasty thing. That was when I learned the value of crate training.
