Subject: Any other sellers' houses sitting on the market?
OP, is your house on a busy street? Does is have off-street parking? Do you have at least 3 beds and 2 baths? Are you next to or do you back onto apartments? Is there a big slope getting up to the house? Does the backyard have a big slope? These are factors that will make the house just not work for some people, even if they do like the house. Also---- Are the photos of your listing good? Try getting better photos, if nothing else. Good luck!

This PP was talking about agents saying it's well decorated, not potential buyers. It does matter that your house is well decorated. That's why sellers use stagers. Buyers have crappy imaginations so good decor helps.
I think that having a beautifully decorated home absolutely does help to sell your house. It also indicates that you love your home, take pride in it and take good care of it.
When we were readying our house, I had to step back and really LOOK at some of our furniture. Yah, we liked it. Yah, it was comfortable and useful and all of that. But did it look enticing? No.
So we pared down a lot and neutralized. Our house isn't beautifully staged with tasteful furnishings but our house looks nice, uncluttered, clean. It sort of feels like a vacation rental when you walk into it.

i looked at the house on dartmouth. location was amazing and a great yard. the living room downstairs was TINY and the basement clearly has water issues. i was really disappointed.

We looked at both of these (we're under contract on a house now). The first was nice and nicely updated, but something about the flow didn't work for us. I can't remember what. The second was lovely and I really liked the yard, but the third bedroom is postage stamp sized. I think it's overpriced.
We also looked at the house on Osborn, mentioned by a previous poster. It was very nice and wonderfully updated but there was a lot of road noise outside, I guess from the beltway. It really ruined any enjoyment I would have gotten from the yard.
