Alexandria (not 22314), Burke, or Springfield VA.

Silver Spring (not Wheaton) or Gaithersburg MD

Howard County just over the Montgomery County line off Route 29 or New Hampshire Avenue (I'm thinking near Brink Road, and also maybe south Columbia)

Try Hyattsville Historic or Arts District. Hyattsville ES is "transitional" most new professional families have their kids at St. Jerome's which is walkable and very reasonably priced.

I think the answer will be to use MARC or VRE, although you'll have figure those costs in.

Germantown is not a 45 min commute. It's affordable, and there are pockets of decent neighborhoods.

Parts of Silver Spring will be relatively affordable (near glenmont, aspen hill, white oak, colesville), and close to a one hour commute. Some nice areas, and some less nice.

Olney is nice and safe, but it's more like a one hour+ commute (sometimes closer to 90 mins during rush hour).

Glen Burnie and Chesaoeake Beach are further out.

I was in a couple new-to-me neighborhoods in PG county recently, and was impressed- Lanham (there's a MARC station nearby) and Clinton. No idea about the schools, but at least from the people I know that live there seem to be pretty safe.

I would look into NE DC (Ft. Totten area or Woodridge). Low crime and a decent commute. That assumes public schools are not one of your criteria, though.

Also second the recs for Hyattsville and nearby PG County. I have driven from DC to Purcellville at off times and we usually allowed an hour and a half. There is no way you're getting door to door from Purcelville to downtown in 45 min unless you're going at 4am and ignoring all speed limits.

FYI, I live in Mount Rainier, and work in Georgetown, DC, which is about 6 miles away.

In rush hour traffic, it takes me a good 45 minutes to drive those 6 miles.

Around here, you can live pretty close (mere miles) to where you need to go in the city, and still spend 45 minutes driving to get there.

OP, where in Downtown do you need to commute to? Is it near a metro stop?

NO way you're getting from Glen Burnie to downtown DC in 15 minutes (it's a crap hole anyway). You'd *maybe* hit the beltway in 45 minutes, but not anywhere near downtown.

I would recommend Hyattsville/Mount Rainier/Brentwood/Cottage City.
