Is this thing listed so high that the agent is hoping that even an insane discount to list is actually still above fair value?

"list at $3.5 ... no way they'll offer less than 50% and even that's above what it's worth!"

No wonder this realtor is the defendant in a class action lawsuit for a litany of unsavory practices.

Huge kitchen without an island...but with a cool red microwave on the counter. Classy!

The house will sell in the upper $800s.

I might add:

It's in Rockville. On a tiny plot in relation to size of house. Agree about sad kitchen. Sad cabinets floating in space with vast chasms above them. Even "professional" stagers can't get on board with the sheer scale of these massive rooms. It is so awesomely bad.

Maybe they are planning a "Real World of Rockville" and this is the filming house? Yes, I would watch that.

He listed something in my MoCo neighborhood for $2.5M that ended up selling for $1.25M.

Wow, hated it! I know that neighborhood fairly well. Older houses, ok size, with a few random tear downs that have been way over done (like this one) scattered about. This will definitely stick out like a sore thumb on that block. And then on the other side of Bel Pre you have very small houses where the income level is much lower. And the schools it feeds into are only ok, not enough to warrant the price tag.

It's only on a 1/2 acre. They are crazy! That price for that area -- no way. Totally agree about the kitchen screaming for an island. I will take the NDI snout house too.

ugly, and it is on a block of normal houses that are no where near that expensive. be interested to see how much they actually get for this house.
