Just barely mix everything together - just sort of softly incorporate all the ingredients. A little bit lumpy is okay and makes for a fluffier pancake. Also, let the batter sit for 5-10 minutes before you start to cook em.

Flip when the bubbles start to pop. They're done when you press lightly on the pancake and it springs back.
