they priced it a little low

They will get more than twice what they paid for the house in the late 90s.

Yeah so what , they priced it low to sell quick 1.1 is really cheap for mclean high and new style construction and metro

$1.199 M rounds to $1.2 M.

Anything under 1.5 is cheap

Not really. There's only one house over $1.5M on the market in 22043, and it's a 8600 SF new house on close to an acre near Dunn Loring (Marshall HS district), listed at just under $1.9 M. $1.3-1.4M would be typical for new construction in 22043 in the McLean HS district, and this house on Avignon is 15 years old and on a small lot. They did price it a bit lower than the other two houses currently for sale on Avignon, one of which was listed at $1.235M and has a contract.

To each his own, but I live on a busier road (in Maryland) and it really is not a big deal for us. We have a huge backyard and sitting in the back I hear more birds chirping than anything else. It can be loud-ish sometimes when we open the windows during rush hour, and pulling out of the driveway sometimes takes a few extra seconds, but frankly I do not see major downsides to living on a busier road.
