I know it sounds crazy, but you could consider hiring an interior designer. They’re not just for rich people! You can find them for a range of budgets. I’m not in DC so I can’t recommend, but we spent about $3k for one to design ~800 sq ft, and it was very worth it. An interior designer can help you with the flow of your house and help you maximize your decorating/furniture budget.

Does the 1300sqft include the basement?

Fix the screen in porch, investigate making a three season porch- that may add enough.

Why? It would just end up wasting space and eventually you would complain you don't have enough space.

Decide if you want the porch to be actual living space or storage space both of which you need. Then start making plans to get it into the shape.

Replacing screens is fairly easy. We did it ourselves at our previous house.
If you have space, put in a shed to store stuff outside the house.

NP: I love that! I long for a screened in porch. I love them so much. Definitely fix the screens, get some comfy furniture, and enjoy that space.

I also vote for declutter, organize, reorganize.

Make a plan to make your space more functional, and then follow through. It feels so good to make progress on these types of things, even if it takes a few months because some of your projects are bigger.

I suggest you go to the IKEA store and walk around. Some of the showrooms have great ideas on how to decorate and organize small spaces.
