We added one before moving in to our house and we are glad we did every day. It helps not just for people with young kids (washing hands; using potty) but also so that the owners don't have to send contractors, guests, etc. traipsing upstairs through the private areas of the house.

We put a tiny powder room under the stairs in our DC rowhouse. After living without one, I highly recommend building one.

We had to search for the smallest wall mount sink and the cheapest, noisiest fan for privacy. Decked it out with expensive marble tile, wallpaper, and a small crystal chandelier. The good thing about small spaces is that high end materials don't cost too much.

The first house we bid on years ago didn't have one, and my parents thought we were nuts -- in hindsight, I'm SO glad we didn't get that house. We're in the market now and I wouldn't even consider a house without one.

I love our powder room. This way guests don't intrude on upstairs living space. If there's an party and powder room is full- I send people down to rec room bathroom (this is where all the kids hang out). Upstairs bathrooms are ours.

I think it's a must, for reasons stated above. Thankfully, our small DC house already had one off the kitchen. We don't really entertain enough to care about hearing our guests pee. Our powder room is tiny, and we've used to as an opportunity to try a really bright wall color, something we would never risk in a larger space. Food for thought!

I'd do it a) for resale and b) because it sucks not having at least a 1/2 bath on 1st floor! I hate having to run up or down a flight of stairs to use the loo - and sucks with kiddos and guests too.

We live in a SS colonial and it's a big problem not to have one as our parents age. We bought 4 years ago and I wouldn't buy this house if we were looking today.

Do a Google search for "European small bathroom" and look at the photos for inspiration. You might want to consider wall-hung items including sinks and toilets that will make a small space feel more roomy. Even going with a wall-hung sink over a pedestal might make it feel larger because you increase the amount of unoccupied floor space. And remember, light colors and better lighting make a small space feel bigger. Good luck!

We have the tiniest little powder room. It is in the very front part of our galley Kitchen. We had to take a tiny bit of the dining room but is it worth it. You truly can make them super small. There all all types of small pedestal sinks and since the space is do small you can use nicer tile and go all out. We get all kinds of compliments on our cute and functional powder room.
