Location of this townhouse is terrible; that’s the main issue. Right on a very busy road. There are similar townhomes that are not as poorly situated.

What's wrong with that townhouse? It needs conservatively $200k worth of work to bring it out of 1992, but that may be a really low estimate right now. So all in you are looking at a 1.3M investment before you furnish the joint.

Thanks everyone. My parents are very particular and my dad doesn’t even want to leave their house so unfortunately I’m trying to work with what I’ve got.

Townhouses like the ones posted will have a lot of maintenance needs, and in fact, there may even be more maintenance because of the elevator. The only maintenance improvement is the lack of a yard, and even that's not true for many townhouses.

They already live in a real house with a yard. They are having trouble keeping up with the maintenance, thus the townhouse idea.

OP here - the townhouse I posted has an elevator, which is definitely a draw for that reason.

+1. And it has a $1000/month HOA. The townhouses getting pushed in this thread are hilarious. They're awful and overpriced, and it's not even a close call.

If so, they must wait until they are in the 40s to have kids. McLean HS is one of the most overcrowded high schools in the county.
