Rehoboth has gone downhill. We went there on a Saturday night last summer. I have not been in about 4-5 years. So crowded and the type of people there was resembling more like the OC crowd. I was shocked by the change.

I was going to say something similar. We go to Long Island several times a summer and it’s a slog but I find the drive to the DE beaches to be very annoying and OC and Chincoteague takes almost the same amount of time.

Get a rental in Rehoboth by the Sea, which is close to Dewey and the beach isn't as crowded as downtown Rehoboth.

As a lifelong Marylander who has visited the local beaches 2-6 times a year for the last 50+ years, I feel equipped to weigh in here.
If you are taking tweens/teens and want them to be able to walk to Minigolf, restaurants, shops, whatever without having to drive them, then you should stay in North Ocean City in a low-rise condo within walking distance of the Fenwick border OR in the first handful of blocks in Fenwick (noting it will be more expensive than OC).

This is the sweet spot in terms of less crowded, wide beaches within walking distance of activities. (Google Fenwick boardwalk)
Sadly, Bethany proper has been destroyed; the beach is gone and it’s way too crowded. Sea Colony in Bethany is okay, but it’s crowded. The perk is you can walk to the boardwalk which is quaint. Parking in the summer is awful and the beach in front of the boardwalk is literally shoulder to shoulder seating. (It’s awesome off season though.)
Dewey smells like beer and vomit. Sorry not sorry.
Rehoboth will leave you fighting for parking, sitting in traffic, and stuck on a crowded beach. We still venture to the boardwalk one night whenever we head to the beach for a week, but we stopped staying there 20 years ago.
Note: if you have deep pockets and can afford to stay in a gated community or fancy enclave of houses in any of the DE beaches, go for it. The beaches are lovely and uncrowded…but you can’t really walk anywhere.
Lewes is on the bay. The public beach in town is ridiculously crowded and parking is a nightmare. Plus, the only amenity is a Dairy Queen. The actual Main Street area inland is very charming and worth a day trip.
PS - While we still love the local beaches for nostalgic reasons and visit each year (throughout the year, including day trips), the crowds and obscene rental costs have prompted us to schlep to other beaches. I’ve decided I just don’t like crowds on the beach anymore.
