That's true. You can choose to be broke like most people and spend your valuable time on the interwebs or watching Real Housewives

There is a lot of satisfaction in doing this type of work even as a hobby. Did you factor that into your “cost”? I love recreation, and I equally love seeing the fruit of my labor.

We bought our house in 2016 for $1.4m and spent almost $300k on it before moving in as we gutted and reconfigured most of the first floor. Over the years we have spent at least $40k on landscaping (plus maintenance), $12K on a generator, $40k on new windows and $150K on a new roof though insurance covered a large percent. I've excluded all the annual maintenance costs. Current estimated value is $2.3M.

Wow! Your house must be tiny or in poor condition. We budget 10k/yr for regular maintenance and have bigger projects every few years. We also installed solar but it cost $60k ($40k post tax incentives). No possible way to get a “good” system with battery back up for less than- I had many estimates from different companies.

Out house is worth about $2.5M

I’m pp and we have friends who did their own house renos and they’re all pretty sh-tty.

Bought in 2017 for $620k. $25k in landscaping, $15k patio, $10k in painting and added hardwood flooring, appliances $10k… worth $900k so they say.

Much better than getting ripped off by lazy contractors who do half ass work.

Bought apartment in 2021 for $6 million. Doubt it has increased in value much. No work done on it yet other than decorating as it was a new building when we bought.

Bought second home (house) in 2013 for $1.5 million. Haven't done much work on it other than upkeep work like landscaping and repairs to HVAC or staining deck, etc. Probably worth a little over $3 million based on recent neighborhood comps. Could use a remodel though.

Bought in 2020 for $1.3M and now worth about $2M. We have put around $215K in - HVAC, kitchen, built ins and cabinetry to optimize space, HVAC, painting interior and exterior, boiler and hot water heater, electric, light fixtures, etc as well
as regular maintenance. We plan to sell and get something bigger in five years and in the interim will probably put $20-24K more in before we sell (regular maintenance as well as some fairly cosmetic bathroom upgrades that will help with resale).

bought in 2021 for 905k, have put 250k into it (kitchen, bathrooms, siding, roof); probably worth 1.3 now but we plan to stay for a while. I would have preferred a different house that required minimal work but that's a different thread. I guess whoever buys our house wont need to do much hopefully.

Bought a fixer upper 25 years ago @ $500K and probably put in something like $400-500K -- entire interior, exterior, landscaping. All over time. Would get $1.8 - 1.9M.

Bought 2013, refi at 2.8% now. We bought for $1M. Worth about $1.7M. Haven't done a thing. It's a high maintained house however and I expect when we sell we will have a lot to fix up . We are in the 5 yr plan - last kid grad is when we leave lol. We brought the house as an investment and are confident it will net us near $1M or thereabouts. That was our goal anyway which I don't think we will get to but you never know, might be close esp if we sell in 6-7 yrs. Our balance is less than $400k. The plan is to take the money and run
