I wish I had listed for $10K more. We tend to anchor our pricing to what we see around us (this applies beyond housing prices to everything).

In my case, I listed for a bit higher than I expected because so many people offered $50K or so less. Eventually, I got the asking price, which was good enough.

OP here. Same model house. Ours is much better. Our roof and windows are less than 10 years old. And that house closed 1 week ago. It was listed in July for $679k. I think they got lucky if you want my honest opinion. We of course would love to be lucky like them.

Anything else besides that you believe your roof and windows are newer?
