Do people without attractive room for adult kids have as many instances of their failing to launch. Lol. I didn't walk five miles to school barefoot in the snow, but returning home to live in what was by then the office/sewing room was never an option.


Agent here. This year I sold three houses for parents whose adult children were living with them. The circumstances were different but all parents delayed downsizing to accommodate kids. I just sold a house with a basement apartment so an adult daughter with mobility issues could live with them but have independent space

Agree about the location, but we live on the diagonal street between between 11th St and Washington Blvd. It is about 2 blocks away from Washington Blvd. Noise is not from Washington Blvd but George Mason Dr. Our house was in much worse condition when we bought it and we gradually renovated but did not expand it. We have 2 elementary school kids and it is comfortable. We wanted a beach house and spent our money there.

The most off-putting part about this house, IMO is the OP who sounds like a neighbor. This is a great price for a large lot walkable to metro. The only downside is the school zoning - we had a friend who lived down the street and at the time the school was zoned for McKinley, which was far - maybe Cardinal now? It’s a hard location being bound by GM and Wash Blvd, but it’s priced accordingly, I think.

I agree with this
A good livable house, nice size for a family, awesome yard and right by a great playground and community. Walkable to fantastic schools - the price is a steal IMO

First, I want to put this out there. The Realtor (tm) did a great job of getting the out of control yard to look normal. All street crossers and left-turn-makers are very happy with the yard changes.

Second, I think the price is too high. What is it? A sweat equity situation? A sub-let money maker? If yes, ok but who with 1.2M is going to want it?

Is it a tear down? Not at 1.2M, I don't think and while the lot is large, it's on a curb which makes the ...thingies larger (how far back from the street the building needs to be..setback?)

Third, why didn't the current owners go one extra step and re-finish those wood floors? I think it would have shown a lot better.

I mean I don't like it but it's not priced above market for size and location I don't think. Everything is pretty much $1M+ in these parts these days so it's not crazy. We saw a house that was $975k in Arl and it was like a shack with 3BR about 1/2 this place and even dumpier! It's crazy but $1M really is baseline these days.
