I rent my 1br 650 sq ft basement condo in a more desirable neighborhood for $2400. Parts of Columbia Heights are super sketchy. I would say $3k-$3500 is probably a safe bet.

You need to stop fear mongering and know your own place, hypocrite.

Here are just a few off the top of my head:

- Shaw: While it has undergone significant redevelopment and gentrification, Shaw still experiences higher crime rates than Columbia Heights

- Petworth: This neighborhood has seen improvements but still reports higher levels of crime compared to other parts of NW DC, especiallyColumbia Heights.

- Logan Circle: Yes, it's known for vibrant nightlife, but Logan Circle experiences much higher crime rates than Columbia Heights, particularly property crimes.

- Brightwood Park: This area has always reported higher crime rates than Columbia Heights.

Feel free to check my math though, lol.

rents keep on going up so people need to plan better.

Columbia Heights is AWESOME. It is alive, vibrant and hip.
I could do without rats, but any self respecting 20-35 year old would jump at the chance to live in such a neighborhood

I'd deduct a bit from market rate if there's a nest of rats living in the at or right near your house. I knew folks who bought a basement condo like yours and every time walking in and our, tracking rat filth in from them infesting the area around their front door. I don't think they knew this when buying.
