Yeah it says it's approved for a 6 unit multifamily building on Arlington's tracker. Anything above 3 units is likely to be a rental building. Nobody is setting up a condo for 4-6 units.

I hope you're right because most people want to buy not rent, but the plexes I'm aware of were bought by investors. And there has been general consensus among those who know the Arlington market that the plexes are overwhelmingly likely to be rentals. This is my best guess too, but I don't have a crystal ball anymore than anyone else does.

It's not clear that these are selling. MM has cooled substantially. But at least some folks will be the unlucky neighbors who will have to live next to an apartment building crammed onto a lot sized for a SFH.

The “community workers” (teachers, police, nurses, etc) don’t want these crummy apartments or stacked townhouse — those have been options for decades. They want SFH just like almost everyone else.

This just crams in 20 something dinks or group houses into SFH — hope you like the wafting smell of pot and malt liquor in the morning.

Fine, developers are welcome to purchase entire blocks adjacent to woodlands and develop there. And include the dense tree canopy buffer zone between the SFH and the townhouse, and its own internal street scape. Just look at Google earth.

It’s tragedy of the commons, where self interested parties overrun shared resources. The govts is to safeguard and be a caretaker of the commons for the benefit of the community, but now all the benefit is being seized by developers. When those renters move in and realize the bucolic Arlington they thought they were moving in is gone (willfully ignorant of their own part in it), they very well may feel stupid.

There’s a whole community of townhouses in DR next to the community pool. And if memory serves, the last one that sold was well over a million, so there is a market for this type of housing in this location.

I support MM, and I have zero problem with a triplex here, but the design that the DR civic association shared with us is just freaking ugly. I don’t know who designed the exterior, but they need to find a different career.
