In Upland, which is a quaint town with a Metrolink train station near the Claremont colleges, attractive mid-century ranch homes are still well under a million. The district’s only junior high and high school are both highly sought after as well.

And I believe the light rail is planned to extend to downtown Upland and the Ontario Airport as well.

Mmmm....homes here are selling left and right WITH mortgages. Most, if not all standard lenders require insurance. So how is it happening that a buyer can close on their home purchase if no insurance company will issue a new policy for said buyer?

Same! we moved from Laguna Beach to Dana Point 4 years ago. Used to say we moved so we could afford to finally buy a house, now we're saying we could not afford to buy our house today if we tried. Every time I go back "home" to Bethesda I'm in awe at how much house you get for $1.6M-$2M. The difference is quite significant.
