Yes, the safest parts of town where most kids attend private, where most are insulated from the craziness , are seeing price increases. This is logical. The areas where normal people live are getting hammered.

NP but really? Every flip in my neighborhood is going for prices that are way too high to live in my neighborhood. But they are taking longer to sell.

Look, it could be because actual selling prices are dropping, but DC's prices could easily be due to the mix of properties selling in December. In other words, if there are more studio and 1BR condos in the mix vs. SFHs, the median price will drop even though perhaps each of those properties sold for "more" than they theoretically may have received a year ago.
You need to see price changes by property type.

We've been here 30+ years and thought we were lifers. Actively planning to move.
Genuinely felt safer in Adams Morgan in the 90s, crime was more predictable and daylight and witnesses were deterrents. Thought city life would give my kids freedom and transit options but metro is not nearly as safe as it was.
Living like this is stressful. 2 friends who live in nice condo buildings, one in FH and one in NoMA have had the building front doors crowbarred open and thieves roaming around, in one case, threatening people. The one in NoMA has had her condo for years but is going to take a hit selling it.
DC is an outlier re: crime trends. I'm not sure how those invested in denying it aggressively benefit.
