This is a FSBO through Howzer and not an Arlington builder. It is an out of area builder who thought he could get rich quick in Arlington and overpaid for the lot.
Missing Middle builders are local Arlington builders who know what they are doing. Most MM will be rental plexes, so the comparison is not relevant.
