This is a FSBO through Howzer and not an Arlington builder. It is an out of area builder who thought he could get rich quick in Arlington and overpaid for the lot.

Missing Middle builders are local Arlington builders who know what they are doing. Most MM will be rental plexes, so the comparison is not relevant.

So even worse than this?

If you think that's a busy location, there's always this one dangling over Rt. 66. It's a prime location for a house >2m dollars.

Typical Arlington county zoning board who absolutely sucks approved this.

We won against them ONCE against a developer wanting a ton of variances on a split lot; but our family is full of lawyers and if we had to pay for the research and time it would have cost a ton.

At the public “hearing” the board basically rubber stamps what the builder wants and gives the public a chance to speak.
We dropped about 25 pages of documentation on them citing the builders circular justification (where they referenced other builds where they were granted variances).

After the county saw no shit flaws in the builders justification they denied it.

After the “hearing” some real lawyer who was there representing another builder congratulated us, saying he sees that happen once or twice a year where a neighbor wins against a builder.

The lots are STILL bigger than that in the areas adjacent to Rosslyn and Clarendon. 3000SF for a lot is an outlier and people don't want it. It is incredibly unusual for a SFH to be on a lot of this size.

It’s not a terrible house, if just doesn’t make any sense in that neighborhood at that price point. It would make a lot more sense tucked in close to Rosslyn or Clarendon.

I still think it would sell. At 3000 SF for the lot, there will be few if any comps. This is truly an exceptional lot size in Arlington and provides close to zero outdoor space. The lot is the one thing you can't change and this is a bad one.
