There are enough AU students, offices, apts, people working at home, etc to support it. I’d love a neighborhood spot in a house like TCB, but the NIMBYs would lose their minds.

Put it in Tenleytown next to the WaWa or the CVS on Wisconsin near the metro. Sure, there may be some issues with group shoplifting, armed robberies, and fights but the residents of Tenleytown are used to it by now. That part of Tenleytown is the busiest part so plenty of foot traffic.
