Do it, Cheetah, and report back.

If the Cheetah waited 30 days to seek DUM advice, she'll report back after we are trying to knock off the extra weight caused by the Halloween candy.

Can I contact the realtor and say "I can make your life and the seller's life a lot less stressful and pay you cash for it. ASAP"
The house will remain PENDING for another 6 months. The prospective buyer is on turtle time. I am a cheetah.

What would you do if you were the realtor?

Tell you to send your offer with proof of funds and it would be a back up offer if the first buyer does not settle as scheduled

You were out cheetahed by the first buyer. Skill up to get what you want.

Anonymous wrote:Pending typically means that there's nothing that will cancel the sale from the buyer's end, they are clear to close. For all you know there's a title hiccup that they're working out.

Pending does not mean the buyer is cleared to close.
