It has been on the market for 3 weeks, so they'll either get lucky with a full-price offer a little late or it will be reduced soon. The investor probably doesn't want to hold it long either (the property was purchased back in Oct. 2021, so everything has taken quite a while). Someone might want to put in a lowball offer to see what happens.

I live nearby. The house is set quite far back from the road because there's a another house sort of in front of it, really close on Wilson.

Wilson is 1 lane each way at that part of the road. It's busy but not that crazy.

Overall the house is bland and I wouldn't done more to make the backyard enticing.

The house is big and bland, but the lot is huge at 1/2 an acre even if it is on a busy street. I'm guessing the builder paid a premium for the land they are trying to recoup.

I actually like the house quite a bit -- but major caveats. Total agreement about busy roads; so strange that they didn't properly stage it (what is the bee tent in one of the bedrooms?!); fully agree that the slope in the backyard looks like it's going to cause drainage/flooding issues (there's something messed up with what is presumably brand new sod in the backyard & I wonder if this is the problem). I wouldn't buy this house for the above reasons (although if it were on a different lot I might!) & our home is in a similar price range. I really love the screened porch with the ability to open the glass windows/wall into the main house, love that!

No. That's a pre-pandemic price for a house on a quiet street like Rigby Road or Landon, not that corner of Wilson on the cusp of River Road. That's absolutely nuts.

Either it will go for considerably less in the next few months or it will sit there for years going on and off the market until there's an upturn and someone takes it.

Would expect at least a pool.
Turned off by the all gray or all black accent walls everyone is doing now with those angled relief slats. It’s like everyone watched the same YouTube video.
