Greenbriar neighborhood (22033) in Fairfax. Schools zone into Rocky Run MS and Chantilly HS. Excellent community feel, backyards, etc. Reminds me of growing up in New England.

These plus Rockville. Twinbrook in 20851 has homes for $500K in the Richard Montgomery district. Also Randolph Hills in 20852, likely to be re-zoned from Wheaton to Woodward.

NP, here’s a house zoned for Rock View near Kenmont (the neighborhood pool) for under your budget. They re-did the kitchen but it does need some updates.

I would do more research on Rock View ES. Folks were happy with it in the past but I am not sure that is the case right now.
