$3100 at 2.67%. I think I barely put 10% down 6 years ago. Had PMI successfully removed.

$2,300 for a 15 year mortgage. We bought 8 years ago at 450k with 20 percent down and refinanced for a 2.25 rate. House is now worth about $660k. We earn 275k.

I'm not saying this can't be done, but our income is $325kish bonus depending and our PITI is $3600. By the time we fully fund retirement and 529's each month (for 2 kids) there does not feel like enough left over for us to cover even a modest second property. We don't even have enough money to make the renovations we'd like to make on the primary property. We have no daycare or private school bills but do spend about $200/month per kid on extra curriculars and another $2k or so per kid each summer on camps. We don't buy luxury brand items or eat out a lot or drive fancy cars either. Regular life is just really really expensive.

I'm the PP who posted this - OP, it works out fine for us, we do AirBnB it now and then to help cover the costs. Be warned though - day to day costs, plus upkeep and repairs will be more expensive than you think! I would figure out what you think it will cost - and then double it.

HHI is about $260, our PITI is just under $2500 - we bought a while ago in what was then a lower cost of living city; it's gotten more $$ since then. (We were earning about $80k less when we bought, too.)

We're in year two of 20 year mortgage - we refinanced and took out $ to redo the kitchen a couple of years ago.

A $1600 cabin sounds wonderful. I don't know why that doesn't seem feasible for us - we don't even have kids! But somehow the $ is spoken for, after the bills and retirement and everything. Where is the cabin?
