Just tried to buy a house in Richmond (Fan District). Nine competing offers with the winner (not us) 20% over asking. That market at least is going crazy.

Its nearly impossible to time peak or bottom. Buy when you need and find something good within your budget. No point in trying crystal ball. Don't overextend yourself but also dontbe too frugal.
