We are looking for a bigger home and expecting the monthly payment to double to $6500.

Combined we earn $350K.

Join me in my barely updated small 1961 ranch in an undesirable neighborhood and you too could have a cheap mortgage!

I’m not the pp, but when did you buy? I too have a small 1950s ranch in a meh (albeit close-in) neighborhood, and my mortgage is $4k. Half-decent SFHs inside the beltway start around $800k.

$8500 PITI on 850K-1M HHI (and $4-5M in liquid assets).

We live in the Bay Area so this is for a small, dated starter home in a nice/convenient neighborhood.

Most numbers on this site are low for NW DC, Bethesda, Arlington, McLean. In those areas, for those with mortgages, you're usually starting at 5K not including escrows. A million dollar mortgage at 3% (30 year) is $4,216. Rates are currently almost 6%; you're looking at almost $6K at that rate. That, by the way, is why homes are sitting on the market (and will eventually be reduced.)

OP not sure this thread helps you.

People do different things with mortgages. Everyone has different monthly expenses.

I would hate to be house poor. For us, we always buy less of a house than we can afford.

This strategy has served us well.

We're at $2100 PITI with a HHI of $250k but we have a lot of property maintenance costs on top of that.

We pay $3,300 PITI and have 10 years to go. We did a cahs out refi a few years ago to help with renovation costs, and moved from a 20 to a 15 year mortgage, without increasing what we owe the bank.

Home value is about 1.2m and we have about 275K left on our mortgage.

Combined income about 400K.
