Moved here a decade ago. Kids went to (are going) to these schools. Although funds weren't unlimited, our budget was in the $1.5M range so we could've lived mostly anywhere in the region, but opted for this trio. Knowing what I know now, I wouldn't hesitate to make the same choice.
I call BS, a decade ago 1.5 would have bought the most elite house in the entire Blair zone. There might have been only half a dozen sales in at that level in the history of the zip codes up until very recently.

The nice thing about this cluster is that many houses are walkable to all three schools. The convenience of that as kids get older can not be underestimated.

There are also houses zoned for Glen Haven/Sligo/Northwood that are walkable to all three schools.

The nice thing about this cluster is that many houses are walkable to all three schools. The convenience of that as kids get older can not be underestimated.

I think anything for Oakland Terrace is already out of price range for OP. PP is right that houses have skyrocketed in the area since the dual immersion was instilled. No more applying / waiting for the lottery.

I'd keep an eye out for SIlver Spring outside the beltway- e.g., neighborhoods that feed to Flora Singer, Oakland Terrace, Forest Knolls, Rock View, Sligo Creek. Prices are going up there too but you can still find options in that price range.

Prices really went up after the immersion program was implemented, and it would be tough to find something at that price point that's comfortable for a family of five. We also have three kids and were lucky to buy pre-immersion.
OP, we have a lot of friends with kids at Rock View and Flora Singer, and all seem really happy with the schools. Singer is close to the Forest Glen metro, so that may be a better option than Rock View.

I’d look in Forest Glen. We used to live there (pre-kids), and my kid now goes to Einstein with friends from that neighborhood. It’s a nice area, nothing fancy, but I’ve heard really good things about Flora Singer.
Unless you’re in a magnet program, middle schools are all pretty much a wash (academically, at least), but Sligo seems to be solid. We’ve found Einstein to be great, and there are plenty of STEM options in the other DCC HS. You’d be close enough to Wheaton that a bus ride wouldn’t be too bad.
