I say that as I bought a fixer upper split and I spent over my years of ownership 100K to redo everything. All that was left was new siding and one bathroom left to do when I sold. Even it I went crazy top of line. Maybe 200K. Who in their right mind paid that.

Greentree is a bad location. It is a huge shot cut. Only thing walking distance is the food truck by Georgetown road. A

That was the property transferring out of a trust not an at arms length sale.

I think the seller's agent has a good strategy. Make a "typo," attract lots of attention, probably get some new clients who think you have magical powers, then in a few weeks correct the "typo."

Totally insane that it took five months and a price cut to sell that home. Shows how much the market changed in just a few months because everything was madness by February of this year.

Everyone on this site needs to take a deep breath and a step back. These are people’s homes. Please let them move in and be happy with their purchase. This is a rough market and seeing these commentaries makes the mental health toll 100x worse.

I've been tracking this house. I saw it in person during the open house last week and it was nice, but still a flip, and you could see details in the interiors that could have been done better. I'm shocked it went for $600k over asking! I chatted with the agent and he said that the house was owned by an older woman who passed away and left the house to her caretaker. The caretaker's husband is a builder and gutted and renovated the house as a flip.

You can't be serious. The Oregon Ave house has several comps that sold for similar amounts. This one does not.

You can't be serious if you think this location doesn't command the same price if not more than the Oregon Ave location. At least with the Greentree location you don't have to resort to private schools as your only option.

The Fallen Oak one was discussed here - the Greentree one is significantly better than it. Fallen Oak is less attractive, less renovated, not much bigger (with fewer bathrooms), does not have nearly as nice of a lot and, most important, has a really strange/scary drainage pond out front.

I mean it's an awkward corner lot and a lot of money for no garage, but still, a garage does not make up for that much difference in square footage.

Op here - I have been looking in this market for one year now and if this truly sold for $1.7 I would be shocked. I’m hoping it’s a mistake. As others have pointed out, there have been other very recent sales that are much nicer and newer for the same price. The sq footage on this house is small. I was hoping to hear from someone in the neighborhood who may know whether or not this was a mistake. Many have let rising rate fears skew the price the pay. Thank you for all of the feedback.
