The seller basically marketed to the wrong buyer group being $200-300k under market. The buyers who would be in the market at the correct price either didn’t see it, assumed something major was wrong with the house, or didn’t want to deal with auction like shenanigans.

Total outsider perspective, but the agent being the seller and then playing games, massively underpricing, not bothering with photos, etc., etc. make me think they aren't serious about selling. They just wanted to see what would happen.
