Depends on how rational you can be. I sold the first house my spouse and I ever owned. I priced it right based on comps, staged it right, had one open house and we had four offers I think (this wasn't in NoVa or in a crazy market). We had only owned it for about 18 months. I was happy with the $3k profit

Tom Wartha is the owner/agent. Quick Google search reveals that this pretty much how he does business - I wouldn’t want to involve myself in a legal transaction with him.

I'm so glad we're out of the market, I got so sick of having my time wasted by "sellers" (aspiring auctioneers might be a better word) doing this desperate crap. Price the house at what you want to get for it.

I live in Vienna though I have never heard anything about a murder or suicide at that house and I cannot find anything googling either so I’m thinking someone’s just trolling with that comment?

The seller basically marketed to the wrong buyer group being $200-300k under market. The buyers who would be in the market at the correct price either didn’t see it, assumed something major was wrong with the house, or didn’t want to deal with auction like shenanigans.

This is what I'm assuming as well. This house is worth at least 1.5m even if everything was original from when it was built. I don't think the seller/agent is getting the kind of offers he was looking for.
