Isn’t the harborview expensive in July? We spend the summer on the Cape and go to one of the islands for at least 1 overnight each summer and typically pay $500-$700/night for a small B&B room (like the Christopher in Edgartown). Harborview has always been more expensive than that, although maybe the OP would be able to fit 4 people in one room.

But agree that MV is much more navigable without a car since you can bike most of the island, and if you are in a town can walk to a lot. Sometimes harder to find public beaches in walking distance though. Nantucket is better for that.

It seems like you don't want to drive on the Cape, OP. It's really not that kind of place. Driving is CRUCIAL to get to cool places.

We stayed for years at a rental in Eastham. Up on a bluff, overlooking the water. But we had to drive to the beach, to restaurants, to attractions.

Cape Cod is not the kind of place you are envisioning.

Cape Cod is expensive OP - you are paying for the experience, for each town being (truly) different, for all types of amazing (truly) fresh sea food and meals, and well you must know why it is more expensive, if you are inquiring about it (instead of other places). Other PPs can start their own threads.

Maybe Nantucket but it will likely be $$$
