825k house with kids is not a starter home. They need something they can live in long term

Good point: 825k or so, 4 bedroom +den/office, within 1 hour or so commute of DC, preferrably somewhere in Nova. It's OK if it needs cosmetic work, but we need the space and decent (middle pack) schools.


Burke, Springfield, South County HS area, the nicer neighborhoods of Centreville, South Riding, Chantilly--there are a lot of areas within an hour of DC that should have something in your price range.

This. And plenty of homes that are listed as 4 bedrooms have a fifth bedroom in the basement. 825 is definitely doable.

Burke, west springfield, Annandale west of 495, Kings Park West. You won’t get something updated completely but you can find something in those areas for that budget.

Rockville or Silver Spring in Forest Glen/Wheaton. Schools in Silver Spring: Forest Glen, Oakland Terrace, Rock View, etc.

I have owned our home near West Springfield High School for 10 years, and I watch the market closely. Four day supply of homes for sale.

With 825k you can’t dream OP. You are setting yourself for failure with unrealistic expectations. Agree with others you should try Rockville

PG County isn't close in and definitely not worth it if the commutes are DC and VA or even MD. No jobs in PG county.


How in the world is PGC not close in when parts of the county abut DC?
