Square footage is absolutely relevant. There are different measures of square footage depending on location. Legit mansions in NYC, Charleston, and other brownstone-esque city mansions couldn't possibly have 20k+, so they are evaluated differently.

4.5 million for 22k square feet… how is this even a serious question. Assuming the land has value, you’re looking at probably around $150 per square foot of construction. That is bottom of the barrel, Toll Brothers-esque tier. Also, it’s Herndon — enough said.

This is bulk over quality -- the fact that its HVAC system is a heat pump tells me they put money towards what's easily seen/quantified rather than what makes a house a pleasure to live in. It’s not personally to my taste, but I can recognize that people have different styles. I think a lot of people may be reacting to the lower quality of craftsmanship than you would expect in a home at this price point. I would expect nicer hardwood floors and for the show kitchen and master closet cabinets to be finished all the way to the ceiling, for example. Just 2 quick examples. There are more.
