Even if you’re ok with the school it gets moved to, expect the value of the house to drop about $100K when you lose the Wootton premium. That’s hard to swallow on a purchase like this.

Defer to the posters that went, but in a similar priced neighborhood we went to, the luxury outdoor living ranged from 35-45k depending on the lot grade. That did not include any steps down, etc., if the lot was slopped. The finished basement was about 20k just for the rec room. I believe it was almost double to add the bathroom/bedroom.
Like I said, probably a bit different, but likely a good ballpark.

You should get a real estate agent if you don't already have one, who will be able to help guide you through this. Most everything in the model will be upgraded--take a look at the "included" features list to get a sense of the base package and then ask to see pictures/samples of the base options. You can look at the structural options online.
For "design" features, you'll upgrade based on levels. For example, there will probably be 3-4 options for the "base" granite in the kitchen. At level two, you'll get more color options as well as perhaps a silestone or quartz option. The higher up you go, the more options/expensive materials you can select from. Same deal for floors and cabinets, etc.
I would just ask them to give me most of the upgrade that they have in the model home. Their models are always very nice and I hope it is not because they use the most expensive options on them
