Well, the current demand is definitely there. However the townhomes and single-family homes are selling out faster than they can build them although they are all on a slow release schedule.


about a dozen older townhomes under 900k sold in Churchill school zone in the past year.

If this community was in theWinston Churchill or Walt Whitman districts, the homes would be 50% more expensive. Literally.

Also Ashburton elementy (which is associated w/Amalyn) is a 5 or 6 /10 or great schools - depending on the day. Other Bethesda (and Potomac) elementary schools are 9/10 or even 10/10.


nonsense. we bought TH recently. similar THs (old - 800-900k range) in potomac and north bethesda were similarly priced. if anything, n bethesda was more expensive.


That’s because there aren’t any in those districts that are reasonable you goof.

TB is crap quality - a quick Google search will tell you that. The location was great although Fernwood is miserable during rush hours (am and pm), and will only get worse!

For anyone who has purchased or looked into this community, do you think that the construction quality of the Toll Brothers and TriPointe homes are similar? I think of Toll Brothers as being relatively more upscale but I'm not sure if that's true in this development.

Potomac is VERY different. Potomac is an ideal place for kids (if you can afford it.)

Amalyn is "North Bethesda" and much more urban/congested.



This isn't really North Bethesda, which is more toward Pike & Rose. Maybe best to call this Beltway Bethesda?

Do you honestly feel that it is going to crash? Or just slow down and taper off? Also, wouldn’t communities like these be the most insulated from a crash? (pools, amenities, Jim on site, etc..)
