Any news? I noticed that Toll Brothers removed the project from their website. Are they still planning for Phase 2?

Both builders (Toll Brothers and Tri Pointe) are sold out of Single Families until Phase 2. Even the townhomes are selling from a interest list and there's nothing to buy when you walk in.

Toll Brothers will definitely increase their price point for the next section, which is why they pulled it from their site. They don't want to set the wrong expectation for any future buyers.

Yes, it just keeps me up all night also. Because if it sells out, I have heard that no one who buys there will ever move and sell. They'll all love it so much that they stay there forever, paying $400/month in HOA fees and their hefty mortgages to live between highways.

Is the HOA really $400/ month? I hope that at least covers access to the pool and gym.

The HOA ranges between Townhomes and Single Family, roughly between $330-$370. It covers access to the pool, gym, and pays for lawn maintenance. Unless you fence your property, the HOA will cut your grass, as well as common areas.

They didn’t.

What? The Amalyn homes and town homes are stunning.

They are some of the ugliest houses I've seen. Just a weird mash-up of different styles and materials that don't go together. Design team needs to be fired.

Yes, be sure to tell the people who bought there that they have no sense of style.

The purpose of this forum is to trade views about different issues, including whether particular properties are attractive and are worth what people are paying. I know that, as salespeople, it might be hard for you to read what people are writing because it interrupts the advertising you're trying to do.

Uh, huh, like your aesthetic opinion matters to anyone other than yourself? News flash - it doesn't, and characterizing opposing perspectives as necessarily coming from "salespeople" reveals your insecurity and persistent belief that nobody could possibly disagree with you unless they are financially invested. Why don't you tell us all about your competing property for sale, instead?

What percentage of the properties in that development have you sold?

Zero, because I'm not in sales of any kind. Why would someone selling houses post here at all? The chances of a potential buyer seeing some limited mention of a property here is practically zero compared to interested buyers using Zillow, realtor.com, etc Why people assume realtors post here to shill their listings is beyond me - that would make no sense. Postings about houses here are almost always limited to useless assertions of personal taste, of no value to a prospective buyer, e.g., "It's ugly", or "It's charming", or maybe "location is great (or "is awful"). Vacuous bald opinions of no credibility which nobody is going to actually consider in their own decision-making.

Someone said that, but who really knows for sure. There are so many games that get played with these new developments (in terms of pricing, interest rates, what finishes are included, closing cost credits, etc.) that it's really hard to know if the final, all-in prices really changed. They may also be trying to create an illusion that there is high demand to create a false sense of urgency.

Because the premise that they're not selling is obviously wrong. The market will dictate sales volumes and prices, not "I heard..."-type statements which are unsupported by anything other than wishful thinking by people who have something inferior to peddle in their place. .
