I'm just questioning your judgment that's all. Florida for beaches, sure. Florida for hot muggy flat nothingness? Nah.


Central Florida has several gorgeous natural springs, like Weikeva and Ginnie Spring and Blue Springs and Kelly Creek Rock springs. There is also some nice lakes, and Clermont is hilly with nice views. I don't live in central Florida, but it's not actually flat nothing.

seriously, though, central FL for most of the year must be hot sticky humid.

I lived there and had family there.

The activities are limited and so the area is dull.

Water is rising, especially in Miami, whether people want to admit it or not. I would not buy a home there.

It’s fine to visit but dull for long-term living unless you love golf and boring restaurants.

Oh ok, that makes sense. At least here in FL (well, Tampa and Orlando, haven't been to Miami) all the growth is outside the metro areas, which are already built up. For example, Clermont and Davenport in the Orlando/Kissimmee area. Around Tampa, it's places like Fish Hawk, Riverview, New Tampa, Odessa, Wesley Chapel. All these places are growing like mad, but it's not like they can build a 3000 house develepment in the middle of Tampa city.

So, I'm not sure how this graph measures a 'city'-is it actual city limits, or county or what. As far as Tampa Bay, where I am-I would guess that is probably accurate for within the Tampa city limits, because building there is like infill stuff. All the growth is in north and south Hillsborough County, where there is tremendous growth. Also in east and west Pasco county, and Hernando county (these counties are in Tampa Bay). All these places have many thousands of building permits out.

I wouldn't buy a condo in coastal Fl-and I live in Fl. However, the majority of the growth here is in single family homes. My county has thousands of permits out for new single family homes, as does the neighboring county (Tampa Bay area).
