Imagine that, there are no ways to make money except to buy a property across the street and do a PUD with it. No doubt this poster went to GDS. She knows what Harvard, Yale, Sidwell, St. Albans, etc don't know: there are no investments available to educational institutions except for development of property next door.

The PUD can move forward and be approved during the lease. Once zoning relief is granted, there's a permitting process. Even without the lease, it's likely be 2018 before groundbreaking. And that's not inconsistent with a 2020 completion date.

PP is right that school could be rebuilt before the commercial project is developed. Wouldn't surprise me if GDS ends up selling the Wisconsin Ave property to a developer post-PUD (thereby losing any future revenue stream) just to pay off some of the debt associated with land assembly and/or to fund school construction. I guess a sale/leaseback deal for the L/MS might be another option. I just don't see the school attracting $60-80 million in donations to rebuild its facilities any time soon.

My understanding is that the want to complete the school/Safeway portion before breaking ground on the retail.


And this would be paid for with what dollars without the PUD?


They'll raise the money for the campus. The PUD is a gravy stream of income for the schools and a way to show appreciation of the "Team of Aces" and the crony developers on the board.

The PUD is in trouble. The neighborhood hates it, and DDOT is hostile.
